Checked against official county sources on

In Fulton County, the Sheriff's Office runs the delinquent property tax sale.

When and where

The Sheriff's page says sales are held on the first Tuesday of each month, between 10 a.m. and 4 p.m. When the first Tuesday falls on a legal holiday, the sale is held the next business day. Sales take place on the courthouse steps at 136 Pryor Street SW, Atlanta, GA 30303.

On October 28, 2026, the Sheriff's Tax Sales page listed the November 3, 2026 Tax / Levy Sale. The first posting of its sale list warned that the list "is not final and is subject to change" before the sale.

How the list is published

The Sheriff's Tax Sales page links the sale list; the November 3 list is a PDF. Through October 28, 2026, each 2026 list on the Sheriff's site that names its sale date had a first posting 19 to 25 days before that sale (October 15 for the November 3 sale), and each earlier one got a second posting in the final week.

The November 3 list is a scanned document whose rows give the Sheriff's sale number, the tax parcel ID and the property address, but no amount due. Its rows fall under two headings, "Non-Judicial Delinquent Tax Liens Sale List" and "Judicial Foreclosure Liens Sale List."

For the tax due, the Sheriff points to a courtesy listing that runs in the Wednesday edition of the South Fulton Neighbor for four weeks before the sale; each ad shows the owner's name, a description of the property and the amount of the tax due.

Registering and paying

The Sheriff's Tax Sales page links a "Tax Sales Bidder Registration Form," hosted by GTS at gtsweb.com.

The November 3 sale list sets the payment rules: the bid must be paid by cashier's or certified check made payable to the Fulton County Sheriff's Office, for the exact amount. Payment goes to the Sheriff's Payment Services Window (J1-G500), ground floor, Justice Center Tower, 185 Shirley Clarke Franklin Blvd. SW. A bidder who does not pay by 3:00 p.m. on sale day forfeits the chance to bid at later auctions. Citing O.C.G.A. § 9-13-170, the list adds that a bidder who fails or refuses to comply with the terms of the sale when requested to do so is liable for the amount of the purchase money.

After the sale

The Levy Officer may rescind any tax sale within 30 days, and once payments are processed, the Sheriff's Tax Deed is completed and recorded within 30 days of the sale. The Sheriff reminds buyers that a Sheriff's Tax Deed "only conveys 'defeasible title' to property."

BidWise's Georgia notes below do not cover the parcels under the list's "Judicial Foreclosure Liens Sale List" heading; ask the Sheriff's Office or a Georgia real-estate attorney about those. Georgia tax sales convey a redeemable tax deed, not clear title. Until the right of redemption is barred, or title ripens by prescription, you hold a defeasible tax deed, and the 12-month mark alone does not end that right. A redeeming party pays the purchaser the amount paid at the sale plus a premium of 20% of that amount for the first year or fraction of a year, and 10% for each additional year or fraction of a year (O.C.G.A. § 48-4-42).

Excess funds

When a sale brings in more than the taxes and costs, a notice is sent to the parties notified during the levy and sale. Claims go to the Fulton County Sheriff's Office, 185 Shirley C. Franklin Blvd. SW, Atlanta, GA 30303, Attention: Property Tax, with one additional copy, and not by fax or email. The Sheriff asks for a notarized excess funds affidavit, a notarized indemnification and hold harmless agreement, photo ID, any attorney authorization, and a 50-year title certificate. The forms are in the Sheriff's excess funds application; the office phone is (404) 612-5100.

Confirm every parcel against the county's official notice, and talk to a Georgia real-estate attorney before you bid.
