BidWise is a research tool for Georgia tax-deed auctions. When a covered county publishes its sale list, BidWise pulls every parcel on it, adds the county assessor's record, finds recent comparable sales, and produces a deal score, an after-repair value, a rehab estimate and a recommended max bid wherever the comparable sales support one. The opening bid, the amount the county lists as due, is on every parcel.

It is not an appraisal service and not investment, legal or tax advice. Liens are not checked and no one inspects the property, so every figure is a starting point for your own diligence, and the methodology page shows how each one is produced so you can check the work.

A Georgia county's tax-sale list is a notice, not an analysis: a parcel number, an address, the amount due, and a date. Deciding what any one parcel is worth means pulling the assessor record, finding comparable sales, estimating repairs and stacking the legal, carrying and selling costs, one parcel at a time, in the few weeks between the notice and the sale.

BidWise was built to run that analysis for every parcel on the list, the same way each time, before auction day, and to show the math beside the answer. The number it prints is a bid ceiling, not a prediction: the research is done so you can walk in knowing where to stop.

Kaiji builds BidWise: the county data pipelines that read each list, the analysis engine behind the scores, the web app, and an iOS app that is in App Store review. He is a self-taught software engineer, holds a B.S. in Biological Science from Georgia State University, is an AWS Certified Cloud Practitioner, and was formerly licensed as a Georgia real estate salesperson.
